I use Maemo SDK in Gentoo and got it work easily.
Best way is to install scratchbox from distros own packagemanager and Maemo SDK from gui-installer
You don't need to specify project to be Maemo project. Same project should work for S60, Linux, Windows, Mac and Maemo.

IMHO, dont bother install Maemo SDK if you not have a good reason. Better go with QT SDK instead (option 3 or 4). Cause we all now that Maemo is deadend and nokia will not support it.
There is rumors that QTMobility also will be suported in a upcoming release of Maemo. Dont take this as fact just rumors but hopefully true :-)
