The SDK repo is for what exactly?
It is for working with the files inside the SDK specifically in a sandbox environment for the development of applications FOR the devices.
NOT for direct device usage .

If you are running gregale ...
Then you need gregale repos ...(there are also 3rd party repos you could use but you will have to research which ones you wish to use)
So...
You need for starters...
Gregale Maemo Extras catalog installed in your app man
Then you should have zero freakin problem installing xterm

this is not as complex as you are making it.

I just thought that the official support and repos are down so that way dead - and you know where to dig stuff up, where it is buried. And janitor may not sound fancy, but janitors have secrets. In American Ninja atleast.

Just like the n8x0's...
Official 770 repos and (for the most part) 3rd party repos...
Are just as functional as the n900 repos...
No dead end there.

As far as "janitor" goes...
I know you meant no ill will with the inference Maemish...
However ..
I don't carry a bucket, mop and broom....
